Garden Suites in Toronto: Smart Investment or Backyard Headache?

Garden suites and laneway homes are getting a lot of attention in Toronto.

Candice SchottMay 7, 2026

Toronto homeowners have been hearing a lot about garden suites and laneway homes lately.

And on paper, it sounds dreamy.

Take your backyard, add a cute little house, create rental income, increase property value, solve housing affordability, keep your family close, retire early, and maybe grow tomatoes beside it.

Lovely.

But before we all start measuring the backyard with a coffee in one hand and delusion in the other, let’s talk about what garden suites actually mean for Toronto homeowners.

What Is a Garden Suite?

A garden suite is a detached secondary housing unit located in the rear yard of a property. Unlike a laneway suite, it does not need to be located beside a public laneway.

Toronto City Council adopted garden suite policies and zoning changes in 2022, allowing garden suites on properties in most residential zones across the city.

The goal is to create more housing options in existing neighbourhoods, especially as Toronto continues to deal with affordability and supply challenges.

Why Everyone Is Talking About Them

Garden suites are popular because they can potentially offer:

Rental income
Space for aging parents
A separate home office
A future downsizing option
Housing for adult children
Added long-term property value
More flexibility without leaving the neighbourhood

And for Toronto families who love their area but are bursting at the seams, that flexibility can feel very appealing.

Because sometimes the issue is not that you hate your house. It is that your house has reached full capacity and everyone is pretending the dining room is also an office, homework zone, craft area, and Amazon return depot.

The City Is Trying to Make It Easier

The City of Toronto has also introduced pre-approved garden and laneway suite plans intended to make building an additional dwelling unit faster and less expensive for homeowners applying for permits.

That is helpful, because anything involving permits, planning, and construction can quickly turn into a full-time hobby you did not ask for.

Pre-approved plans may reduce some friction, but they do not mean every property will work or that every project will be simple.

The Big Question: Is It Worth It?

This is where homeowners need to slow down and do the math.

A garden suite might make sense if:

You plan to hold the property long-term
Your lot is suitable
You need multi-generational flexibility
Rental income supports the investment
You understand the construction budget
You are comfortable managing the process
You have a clear exit strategy

But it may not make sense if:

You are planning to sell soon
The construction cost is too high
Your lot has major limitations
You need space immediately
You are assuming every dollar spent adds equal resale value
You do not want the stress of a major project

Because adding a backyard suite is not like adding a new light fixture. It is construction. It is permits. It is budgets. It is timelines. It is dust. So much dust.

Garden Suite vs. Moving

For many Toronto homeowners, the real question is not simply, “Can I build a garden suite?”

The better question is:

Will this solve the actual problem I have?

If you need more space for your growing family, a garden suite may help, but it may not fix a small kitchen, awkward layout, lack of bedrooms, or school district concerns.

If you are looking for income, it may work beautifully, but you need to compare the cost, financing, rental potential, and long-term resale impact.

If you are trying to keep family nearby, it could be a wonderful option, but privacy, accessibility, and day-to-day lifestyle need to be considered.

Sometimes building makes sense.

Sometimes moving makes more sense.

And sometimes the best first step is admitting that the basement office beside the laundry machines is no longer “working beautifully.”

Final Thoughts

Garden suites and laneway homes are exciting because they give Toronto homeowners more options. And in a city where space is expensive, options matter.

But they are not a magic fix for every property or every family.

Before you build, run the numbers. Understand your lot. Think about your timeline. Compare the cost of staying, renovating, building, or moving.

The best decision is not always the trendiest one. It is the one that actually fits your life.
