Ontario’s New HST Rebate on New Homes: What Toronto Buyers Need to Know in 2026

Ontario’s new HST rebate could save eligible buyers up to $130,000 on new homes. Here’s what Toronto buyers need to know in 2026.

Ontario’s New HST Rebate on New Homes: What Toronto Buyers Need to Know in 2026

There are not many things in Toronto real estate that make people say, “Wait… that’s actually helpful.”

This might be one of them.

Ontario’s 2026 budget introduced expanded HST relief for eligible new homes. The province says the combined provincial and proposed federal support could deliver up to $130,000 in HST relief on eligible new homes valued up to $1 million and up to $1.5 million, with the rebate phasing down above that level.

For buyers in the Toronto market, where “starter home” and “why is this still this much?” often live in the same sentence, that is worth paying attention to.

What Is the New Ontario HST Rebate?

Ontario says the expanded relief generally applies to eligible agreements of purchase and sale entered into from April 1, 2026 to March 31, 2027, with construction and completion deadlines also applying depending on the property type. The province’s eligibility page says eligible homes can include detached homes, semis, condo units, townhouses, and rowhouses, subject to the program rules.

The province’s budget also says it is partnering with the federal government so that together the relief could total up to $130,000 for eligible buyers.

Why This Matters in the Toronto Real Estate Market

Affordability is still the biggest conversation in Toronto real estate.

Even with prices softer than peak levels, the cost of buying remains high. That is especially true for first-time buyers trying to get in and upsizers trying to make the leap into a larger property without lighting their financial nervous system on fire.

A meaningful tax rebate can improve the math. Not magically. Not perfectly. But materially.

For some buyers, this could mean:

  • qualifying more comfortably
  • keeping more cash available for closing costs
  • considering a new-build home that previously felt out of reach
  • making an upsizing move sooner than expected

Could This Help Toronto’s Housing Supply Problem?

Potentially, yes.

CMHC says Ontario housing starts are projected to fall to near two-decade lows in 2026 because of very low condominium pre-construction sales. It also says Toronto housing starts are expected to remain low in 2026 as condo starts continue to slow.

If expanded HST relief encourages more buyers to purchase new homes, it could help stimulate demand in a segment that badly needs support. That will not solve the housing supply issue overnight, but it could help move the needle.

What Toronto Buyers Should Watch Out For

Before everyone sprints into a sales centre with a latte and blind optimism, a few cautions.

1. Not every property will qualify the same way

Eligibility depends on timing, structure, and how the home will be used. Buyers need to confirm the details carefully. Ontario’s eligibility page lays out different rules depending on whether construction began before or after April 1, 2026 and whether the property is owner-occupied or used as a long-term rental.

2. A rebate does not fix overpaying

A tax savings opportunity is helpful. It does not automatically make a property a good buy. Buyers still need to compare builder pricing, closing costs, carrying costs, neighbourhood value, and likely resale potential.

3. Monthly affordability still matters

The Bank of Canada held its policy rate at 2.25% on March 18, 2026, which has helped provide more rate stability, but monthly costs still matter far more than a shiny headline.

Is This Good News for Toronto Upsizers?

Yes, especially for families considering a move into a larger home or a newer ground-oriented property.

For upsizers, the math matters just as much as the lifestyle. If a rebate meaningfully lowers the tax burden on a new home purchase, that can change the conversation from “maybe someday” to “okay, let’s at least run the numbers.”

And sometimes that is the whole turning point.

Final Thoughts on the Ontario HST Rebate

The new Ontario HST rebate is one of the most relevant real estate stories in the market right now because it touches affordability, new construction, and buyer confidence all at once.

It is not a cure-all. Nothing in Toronto real estate ever is. But for the right buyer, under the right circumstances, it could be a very real opportunity.

And those are worth paying attention to.
