The one you've been waiting for...

Last year we were introduced to a young couple looking to buy their very first place together. They were the sweetest couple who met online (which we loved as that's how Jason & I met) and wanted to get married but instead decided to save money to buy their very first home. They had spent years renting apartments, moving from one place to another and were ready for a little more stability.

Over the last 5 years they were super diligent on saving money so they could afford their downpayment. They made little changes in order to save as much as they could - they stopped drinking starbucks coffees everyday, travelled less, shared streaming subscriptions with their family members & really paid attention to their grocery buying habits. These small changes were enough for them to save their own down payment, without the help of family members too!

When we started shopping, they were like kids in a candy store! It was so much fun shopping with them. After a few months we found, what they thought, was the perfect place for them. Location, size, price - it's everything they thought they were looking for. The property held an offer night, went into multiple offers and they lost - it was heartbreaking. They were so crushed. But, what we know as realtors is that when you lose out on a multiple offer it's because this was not meant to be. The place you were meant to buy is out there, this was just not the one. Even though we know that to be true as we've seen it hundreds of times, it's hard to hear when you think you lost out on "the one".

About a month later (they needed some time off from the search), they dusted themselves off and got back out there. Within 8 days we found "the one". This place was in an even better location, it was larger, more renovated and for comparable in price. And the best part, it wasn't holding back on offers to gain momentum for a multiple offer situation. It was taking offers anytime! See, by this time the market had shifted somewhat. There were more condos available for sale, the marketing was softening a little which now worked in their favour. The condo hit the market at noon, we had seen it by 4pm and had an offer in by 7pm. It was a done deal by 9pm. They were over the moon with excitement.

Now, a year later, they are loving their space and now saving money to get married. They have a date set for summer of 2025. Looking back, which is always how we see the perspective that we can't when we are "in it", they now see what we see all of the time with our clients. Losing out on an offer is okay, there is a reason that this one didn't work out. And know you may lose out on 5, and that's okay because trust me when I tell you, it wasn't meant to be. The offer you win, the home you end up buying, will be the one you've been waiting for all along ❤️ 🏡
