It's the west end of old East York, roughly from Chester Hill Road and Fulton Avenue north to the valley, between the Don Valley Parkway and Pape Avenue.

Broadview North at a glance

  • TRREB district: E03 (Broadview North)

  • Main street: Broadview Avenue

  • Typical homes: Detached and semi-detached houses, bungalows, rebuilt two-storey homes, plus apartment towers and some condos along Broadview

  • Getting downtown: Bus or walk to Broadview Station, then Line 2

A little history

This was part of the Township of East York, created in 1924 and folded into the new City of Toronto in 1998. In the 1860s a small village called Chester grew up north of the Danforth, and the old Chester Public School building on Broadview survives today as part of Estonian House. Todmorden Mills, at the foot of Pottery Road, was a 19th-century brewery and paper mill site and is now a heritage museum.

Homes you'll find

The side streets: A mix of detached and semi-detached homes, cottage-style bungalows and solid two-storey houses, many on irregular lots with mature trees.

Further north: A lot of older bungalows have been rebuilt or topped up into two-storey homes.

Along Broadview: Older high-rise apartment buildings, some townhouses and newer condo buildings, with clear views over the valley from the west side.

What homes cost

Detached homes, especially rebuilt ones with parking or valley views, are the main event and the top of the range. Semis sit in the middle, and condos and apartments along Broadview are the lower-cost way in. What we love

The valley. Chester Hill Lookout has one of the best downtown views in the city, Pottery Road drops you straight into the Don Valley trails and down to Evergreen Brick Works, and Todmorden Mills is right there. You're still a short walk from the Danforth and Broadview Station, but the streets feel calmer.

The honest take

  • Rental and tower density on Broadview. The main road is lined with apartment buildings, so the feel changes a lot block by block.

  • No restaurant strip of its own. For a night out you head south to the Danforth.

  • Valley slopes and the DVP. Ravine lots come with slopes and conservation rules, and the parkway can be audible on the west edge.

  • Construction to the east. The Ontario Line is being built under Pape, with Pape and Cosburn stations, so expect work on the east edge for a few years.

Schools

Public schools in and around Broadview North include Chester Elementary School on Gowan Avenue and Westwood Middle School on Carlaw Avenue. Jackman Avenue Junior Public School is just south. High school options depend on the exact address, so check the locator early.

Boundaries change. Always confirm a specific address with the TDSB or TCDSB school locator before you buy.

  • Streetcar: 504 King and 505 Dundas start at Broadview Station.

  • The Danforth, a short walk south

Buying in Broadview North

Broadview North covers a lot of ground, from towers on Broadview to quiet streets of bungalows and rebuilds. Decide early whether you want the view, the space or the walk to the subway, because one street can be very different from the next. On ravine-edge lots, check the conservation rules before you plan anything big.
